All rates are subject to the mandatory Hawaii taxes (4.712% Excise and 7.25% Transient),
a one-time cleaning fee of $85-$200 (depends on condo, # in party, and length of stay), plus we require a 100% REFUNDABLE
Damage/Loss Deposit of $300 or $400 (depends on condo) payable in a separate check that is held until Condo has been inspected
and cleared for any loss or damage (including EXTRAORDINARY cleaning required--for example, non-routine carpet/drapery/upholstery
cleaning, extreme tile scouring, washing walls, touch-up painting, etc.) and keys are returned to lockbox with lockbox left
securely intact. After a satisfactory inspection, we VERY HAPPILY AND PROMPTLY refund your deposit. Our only interest is
in protecting our investment and keeping our units very nice for future guests. 99.9% of our guests have received a full refund;
it is only the very rare inconsiderate guest who makes it hard for all of us! We hope you understand our reasoning for the
required deposit.
A 1/3 deposit is required to confirm your reservation with the remaining balance due 60 days
(90 days for HOLIDAYS) prior to arrival.
Our cancellation policy is 100% refund of deposit minus a cancellation/administrative
fee of 5% of base rental ($50 minimum). For HOLIDAY bookings (December
15 to January 5) the Cancellation Fee is 5% ($175 minimum). For refundable cancellations, we must have at least 60 days notice
(90 days for December 15 to January 5) prior to booked arrival date. There is no refund if cancellation is made less than
60 days (90 days for December 15 to January 5) prior to arrival unless the condo is re-rented. We will do our very best to
re-rent the nights that you cancel, but we cannot guarantee a refund. In order to re-rent the condo, we may offer discounts,
accept bookings from other owners, or make other arrangements that involve administrative costs. Re-rented dates may break
within your canceled dates. We promise to be fair. After arrival, if your stay is cut short, a prorated amount will be refunded
provided the unit is re-rented. There is no adjustment
in rate if your party decreases in number after arrival.
*Please note that refunds are minus the applicable cancellation/administrative
fee.
There is a $25 charge for all returned checks.

Amenities
PLEASE notice the particular amenities with each condo--thus the rate difference. The Princess and Cabanas share the beautiful
beach that you see in the picture below (only two condos on entire beach). The Surfside is oceanfront and just down the coast
within sight of the other condos; however, the beach in front of the Surfside is a bit rocky--have a short walk to a nice,
sandy beach.
